Okay I'll be honest — I completely underestimated how much poor construction impacts long-term ROI. Sobha Crescent mein maine ek flat liya tha, 2.5 saal pehle, thinking quality will be top-notch. But abhi se seepage issues, fittings loose... it's a nightmare for future resale value, yaar. Tenants bhi complain karte hain. Plus, maintenance charges are sky-high but service is pathetic. Kya faayda aisi 'premium' property ka agar after 2 years it starts falling apart? Does anyone else feel like builders just don't care about post-possession quality?

This is a critical discussion for first-time buyers like us. The Gurugram market is already so expensive,
This thread is so important. As U2 pointed out, the current Sobha Crescent project has a possession date of 2033. It's possible the original poster is referring to Sobha's general quality standards from their other completed projects, which is a valid concern for anyone looking at their ongoing projects. I've been researching builders near Airport Road (Gurgaon side), and even for established names, finding genuine reviews about post-possession quality is like finding a needle in a haystack. The RERA number for Sobha Crescent is RC/REP/HARERA/GGM/1054/786/2026/26, which is for the current project. It's tough to assess a project that's so far from completion, but builder reputation definitely plays a huge role. We need more transparency.
U12, RERA primarily helps during the construction phase and ensures builders stick to timelines and promised specifications. There's a defect liability period, usually 5 years, where structural defects are covered. But for minor things like loose fittings or some seepage that isn't structural, it can be a long, drawn-out process to get the builder to fix it, especially if they have a bad maintenance team. It's not a magic bullet for post-possession quality.
Does RERA even help with quality issues once you've taken possession?
Exactly! I saw a project near Basai, and the sales team showed me glossy brochures and promised top-notch amenities. But then I spoke to some people who had bought in their older developments, and the stories were similar to what OP is describing – maintenance issues, poor finishing. It's a big red flag for me, especially when you're investing such a huge amount.
Honestly, almost every builder is like this. Initial hype, then post-possession, it's a nightmare. Sobha is no different.
Wait, OP, are you sure you're talking about the current Sobha Crescent project? The one everyone's discussing has a possession date of 2033-03-01. If you bought 2.5 years ago, how can you already have possession and be facing issues like seepage? Is this a different Sobha project or maybe a pre-launch booking where you're worried about their past reputation?
Yeah, the timeline doesn't add up. OP, thoda detail mein batao.
U2 and U8 are right. It's confusing. Maybe OP is talking about another Sobha project, or they booked in a pre-launch phase and are seeing similar issues with the builder's other completed projects, which is making them worried about their future flat. Builder ka track record bahut important hota hai. I was looking at a project near Baharampur Naya, and even there, builders with good reputations are having issues with delays and quality. It's a common fear that what you see in the sample flat is not what you get.
Good point, U2! I checked the RERA number RC/REP/HARERA/GGM/1054/786/2026/26, and the possession is indeed 2033. OP, thoda clarify karo please. Are you talking about Sobha's general construction quality based on other projects?
Bhai, you've hit the nail on the head! I'm also a first-time buyer, and these premium projects, especially something like Sobha Crescent, look amazing on paper. But when you hear about issues like seepage just 2.5 years post-possession, it's terrifying. My entire life's savings would go into that ₹4.7 Cr to ₹7.2 Cr range, and if it starts falling apart, what's the point? It completely kills the investment aspect and the peace of mind. Builders promise the moon but deliver shoddy work once they have your money. This is exactly what makes first-time buyers like us so nervous.
Haan yaar, my parents faced similar issues with a 'premium' project in Delhi years ago, and the builder just kept passing the buck for maintenance. It's a huge fear for me. I'm looking at properties around Gurugram, maybe near sectors closer to Airport Road, but stories like these make me wonder if any builder genuinely cares about quality after handover. They just want to complete the project and move on to the next big launch. It's a gamble we can't afford to lose.
Totally agree with U1. Yeh budget waali baat toh bilkul sahi hai. It's not just a house, it's our future security.
