My kids have moved out, so selling the big house. Looking at Sobha Crescent, but honestly, unki 'high-tech' security feels like a joke. CCTV ki monitoring kaun karta hai? Guards bhi bas phone pe. Change my mind.

Okay, so security is a concern, possession is far off. But what about the actual price per sqft? The ₹4.7 Cr – ₹7.2 Cr range is broad. Has anyone got a more precise idea of what a 3BHK or 4BHK would cost here, including all charges? Mera budget thoda tight hai.
Heard it's around ₹25,000-₹28,000 per sqft for the lower end. Add all charges, it easily crosses ₹5 Cr for a decent sized unit. Shocking!
Sahi keh rahe ho sab. My uncle bought a plot near Baharampur Naya, and the builder promised gated community with 24/7 security. Abhi toh sirf ek gate hai aur ek watchman jo din mein do baar aata hai. Builders ki baaton pe bharosa karna mushkil hai. Especially for something as critical as security when you're investing such a huge amount. I'd rather pay a bit more for a ready-to-move in with proven security.
I checked their RERA details, RC/REP/HARERA/GGM/1054/786/2026/26, dated 03.04.2026. Aur possession date hai 2033-03-01! Bhai, that's almost 9 years from now. By then, kids jo aapke move out hue hain, unke kids school jaane lagenge! Itna long wait for such a high price, and then security issues? Seems like a huge gamble for a first-time buyer like me.
Haan, 2033 ki possession date toh bahut zyada hai. RERA date bhi 2026 ki hai, toh construction abhi slow hi chal raha hoga. Iss price point pe, itna wait period just doesn't make sense for a primary residence.

Given the current market conditions in Gurugram, where interest rates are high, locking funds for almost a decade seems super risky. Is there any penalty clause if they delay beyond 2033?
Yaar, I totally get what you mean. Sobha naam toh bada hai but security wise, I've heard similar things about other 'premium' projects too. Just branding, no real substance sometimes. Especially with the price range they are quoting, it should be top-notch.

Exactly! My cousin lives near Airport Road and unke society mein bhi CCTV bas show-piece hai. Koi dekhta hi nahi.
