Sobha Insignia keeps coming up every time I shortlist something. I'm eyeing it purely as an investment, so rental yield and resale value are my top priorities. My concern is whether the premium we pay for all the fancy amenities actually translates to better ROI. Is the clubhouse really a selling point for tenants, or does it just sit empty, adding to maintenance costs? Same for those expansive green areas – do they genuinely attract a higher-paying tenant or just look good on paper? I'm also curious about the actual security systems in practice; is it robust or just basic? Honestly, my parents keep saying these extras are just marketing fluff, but I'm not sure.
