Sobha Insignia amenities are overpriced for investors
Sobha Insignia keeps coming up every time I shortlist something. I'm eyeing it purely as an investment, so rental yield and resale value are my top priorities. My concern is whether the premium we pay for all the fancy amenities actually translates to better ROI. Is the clubhouse really a selling point for tenants, or does it just sit empty, adding to maintenance costs? Same for those expansive green areas – do they genuinely attract a higher-paying tenant or just look good on paper? I'm also curious about the actual security systems in practice; is it robust or just basic? Honestly, my parents keep saying these extras are just marketing fluff, but I'm not sure. What's your experience with such projects in Bangalore from an investor angle?

Yaar, exactly my thoughts! I saw Sobha Insignia too, and the price tag for those amenities just felt... disproportionate for an investment. My broker kept pushing it, saying 'luxury rentals attract premium tenants,' but like the original post says, will a tenant really pay extra just for a fancy clubhouse they might use twice a year? I'm looking at places in Akshayanagar and they offer decent amenities for much less.
