Dekho bhai, Sobha ka naam toh hai. But 2026 possession date hai, kaafi time hai. Aur RERA number PRM/KA/RERA/1251/446/PR/030922/005212 dikh raha hai, which is good. 33 units bahut kam hain. Is area mein kya appreciation potential hai? Bellandur mein traffic ka kya haal hai?
33 units ka matlab maintenance bhi high hoga, right? Aur 2.5 Cr se 4.5 Cr tak... mere budget se toh bahar hai.
U5, appreciation potential toh hai Bellandur mein, no doubt. But it's already a mature market, so super high returns might not be there compared to emerging areas. RERA number is good, shows transparency. 33 units means it's a very niche, high-end project, which Sobha does well. Builder is established since 1995, so reputation is solid, but delays are common with all big builders. Just be prepared for that.
Bellandur mein traffic ka haal mat पूछो! Subah shaam toh hell hai. My office is near there, and commute is a nightmare. Even from Adigara Kallahalli, it takes forever to reach Bellandur. But connectivity to ORR is a plus. Appreciation potential toh hai, but traffic is a big factor.
Sobha hai toh quality hogi, no doubt. But 2.5 Cr se shuruat? For a 3.5 BHK, that's a huge jump for us first-timers. Aur sirf 33 units? Feels very exclusive and expensive. Kya itna paisa daalna sahi hai abhi?

Worth it depends on your budget and long-term plan. Bellandur is a prime location with good connectivity. But for a first-time buyer, maybe look at something slightly outside, like near Akshayanagar, if budget is a big constraint. Current market mein prices stability dhundhni padegi.
Sobha ka track record generally acha hai, but delays are common with all big builders. Quality maintain karte hain, no doubt. Mere ek friend ne Agrahara Layout mein liya tha, thoda late hua but delivery was good. But yeah, 2.5 Cr is a lot to shell out.
Totally agree U1! Price range toh dil darr jaata hai. First-time buyers ke liye itna investment. Sochne wali baat hai.
