Just watched a video tour of Sobha International City villas on Dwarka Expressway. Honestly, the ultra-luxury villas in Sector 109 look pretty impressive, especially the spacious layouts and that low-density feel. Also liked the clubhouse and connectivity to IGI. I'm seriously considering this project. Kya koi yahan rehta hai ya visit kiya hai? What's the real experience like on ground, bhai log? Is the premium worth it?

Possession 2018 ka hai. Kya koi bata sakta hai ki construction quality abhi bhi top-notch hai ya wear and tear dikh raha hai? Old projects mein maintenance ka bahut issue hota hai. Meri friend ne Basai ke paas ek project liya tha, abhi tak plumbing issues chal rahe hain.
Valid point. 2018 means it's not brand new. You should definitely check the common areas, clubhouse
Sobha ki construction quality generally achhi hoti hai. Even after 6 years, it should hold up well. But haan, maintenance charges will be high for villas, that's a given. Society waale manage karte hain, you need to check their track record.
Hype toh bahut hai is project ki, but kya sach mein itna special hai? Luxury villas are great, but for a first home, do we really need that? Aur Dwarka Expressway pe traffic ka kya scene rehta hai? I've heard mixed reviews about the area development.
Luxury ke chakkar mein maintenance mat bhool jaana. Bhai, 2018 ka project hai, so 6 years old. Ask about the society charges and upkeep. Dwarka Exp. ka development toh ho raha hai, but it's still patchy in some parts, especially around Baharampur Naya.
Special toh hai, no doubt. But it depends on your priority. If you want space, privacy and a low-density living, it's perfect. Agar daily commute main concern hai from, say, Airport Road side, then maybe not the best, but IGI proximity is a big plus.
Traffic toh ab better ho gaya hai kaafi. Expressway chalne ke baad connectivity sudhari hai. But still, during peak hours, it can be a mess near junctions. Luxury ki baat karein toh, it's a lifestyle choice. If you can afford it, why not?

Haan, main bhi yehi soch raha tha. 6.3 Cr mein toh Gurgaon mein aur bhi options mil jaate hain, maybe not villas, but good apartments. Dwarka Exp. side mein growth toh hai, but itna premium seems high for a first-time buyer.
Bhai, visit kiya hai. Interiors are top-notch, no doubt. But location wise, still developing hai. Connectivity to IGI is good, but andar ki roads and surrounding infrastructure abhi bhi thoda raw hai. Plus, 2018 ka project hai, so already 6 saal ho gaye. Maintenance costs bhi high honge.
Totally agree. Budget-conscious buyers ke liye toh yeh number sunke hi heart attack aa jaye. But then, Sobha is Sobha. Quality ka issue nahi hoga. Lekin resale mein kya milega itne bade investment ka, woh bhi dekhna padega.
