Sobha International City: Hidden quality issues after handover

Budget finalised, loan pre-approved – ab main Sobha International City ki construction quality pe atak gaya hoon. I'm based in Dubai, so I can't do proper site inspections myself. My biggest worry yaar, handover ke baad kya hota hai. Builders toh brochure mein sab glossy dikhate hain, but what about actual reality? I've heard stories about cracks, seepage, fittings issues just a year after possession. Agar aise problems aate hain, who manages it then? Kisi ne face kiya hai ye issues long-term mein? How does it affect rental value ya future resale? I'm worried about constant maintenance headaches and finding a reliable property manager for these specific quality issues. Should I factor in extra budget for this?
