Is Sobha International City Mohali genuinely good for daily living, or just looks good on paper? I'm upgrading from a 2BHK, already have a home loan. How's the carpet area efficiency, is the layout practical for families? What's the community vibe like, and are decent schools nearby? Is this premium worth it for the actual experience?

The project is COMPLETED, possession was 2018-08-01. So, no RERA delays to worry about, that's a plus. But with 479 total units, how's the maintenance cost structure? Any hidden charges? And what about resale value in Mohali for such a high-value property? Is liquidity an issue for these premium segments?
Totally agree with U9. For that price, I'd rather look at something bigger in Badshahpur or even some parts of Baharampur Naya. Mohali mein itna premium tough hai.
Resale value has appreciated, but finding a direct buyer for ₹6.5 Cr can be tricky in Mohali. It's not like Gurgaon's Airport Road where such properties fly off the shelf. Liquidity is definitely a concern for quick exits. You might have to wait for the right buyer.
U3, maintenance is on the higher side, as expected for a premium project like Sobha. My cousin stays there, he says it's around ₹8-10 per sqft, which adds up significantly. But the amenities are well-maintained, can't deny that.

Community vibe is quite good, mostly families and working professionals. Schools nearby are decent, like Oakridge International and Chandigarh Baptist School are within reasonable driving distance. But the premium definitely makes you think twice, especially if you're already carrying a home loan for a 2BHK. Mohali mein aur options bhi hain.
