No doubt Sobha delivers premium quality, and the video shows that. Interiors are top-notch, and being a completed project from a reputed builder (established 1995, Bangalore HQ) is reassuring. However, for a first-time buyer like me, ₹8.8 Cr to ₹13.3 Cr is a massive leap. While it's luxury, one has to question the long-term appreciation potential and if it's truly value for money for an end-user, especially with 165 units. Sometimes, such high-end projects cater to a very niche market, making resale a bit challenging if you ever need to liquidate.
Completed toh hai, par aise luxury projects mein maintenance charges kitne aate hain? Aur koi hidden costs toh nahi hote handover ke time? Any insights?

Jab maine apni property li thi, final registration ke time they added some 'club membership' fees and 'corpus fund' contributions that weren't clearly mentioned upfront. It can easily add a few lakhs to your total. For a project like Sobha Lifestyle Legacy, that could be a significant amount.
Haan, bilkul. Maintenance ke alawa, in areas like Aavalahalli, sometimes water supply issues can also add to the monthly expenses if you need tankers. Also, unexpected legal fees ya society formation charges bhi aa sakte hain. It's not just the price, but the recurring costs.
Maintenance toh bahut high hota hai aise places mein. Minimum ₹15-20 per sqft expect karo.
Video mein toh sab kuch perfect lag raha hai, ekdum luxurious! Par jab price dekhi toh hosh ud gaye. ₹8.8 Cr! Hum toh Akshayanagar mein ek 2BHK dhoondh rahe the, wahan bhi 1 Cr ke upar ja raha hai. Ye toh out of league hai.
Sobha ka naam toh hai, quality mein compromise nahi karte. Completed project hai toh possession ka tension nahi, which is a big plus. But ₹8.8 Cr – ₹13.3 Cr for 165 units, that's a serious investment. Bengaluru mein itne price pe kya value mil rahi hai, that's the real question. Is it worth it ya sirf brand value ka premium hai?

Totally agree. Mere dost ne Sobha ke ek dusre project mein book kiya tha. Quality achhi thi but after-sales service aur minor fixes mein bahut time lagaya. Plus, final handover ke time unexpected costs bhi aa gaye. So, even if it's completed, make sure all clauses are crystal clear. They are a big name from Bangalore, but still, be careful.
Sahi kaha bhai, Sobha ka premium toh hota hi hai. Builder ka track record theek hai, 1995 se hain market mein, Bangalore HQ bhi hai. Par is price range mein, hidden charges aur maintenance bhi dekhna padega.
Yaar, video toh mast hai, interiors bhi zabardast. But ₹8.8 Cr se shuru? Hamare jaise first-time buyers ka toh sapna hi reh jayega. Itna budget kaise banega?
