Whitefield — everyone talks about Sobha's quality, but what about the actual living experience for end-users? My kids have moved out, so I'm selling our big house and need a compact 2BHK in a good society, low maintenance. Sobha Manhattan Towers looks good, but I hear it's full of investors. Is the society well-maintained 2-3 years post-possession? Aur maintenance charges, are they reasonable ya too high? Honestly, investors don't care about daily issues like us. Change my mind.

Sobha ki build quality toh acchi hoti hai, no doubt, and their projects usually hold value. But, as many have pointed out, the 'living experience' is different from 'investment value'. Whitefield itself has its challenges like traffic and sometimes water supply issues, which can compound if the society isn't well-managed. My suggestion would be to visit Sobha Manhattan on a weekday morning and then again on a weekend evening to get a sense of the actual occupancy and resident demographics. Sometimes the investor ratio isn't as high as perceived, but sometimes it's worse.

Jab bhi society visit karo, security guards se ya existing residents se casually poochho about RWA activity and common area issues. Woh log sach bata dete hain. Aishwarya Crystal Layout mein bhi yahi problem thi, residents had to fight for basic amenities.
Bas yahi sab tension hai, ghar khareedo ya RWA ki politics dekho. Builders are all the same, initially promises, then it's all on us.

My cousin lives in a Sobha project near Adigara Kallahalli, and their experience echoes this. Initial maintenance was reasonable, but after 3 years, it shot up because investors didn't care enough to join the RWA or negotiate with the builder-appointed facility management. The RWA there is quite weak, and common amenities suffer. This is a common issue in today's Bengaluru market where many buy for rental income.
