Sobha Manhattan Towers: Is the price justified?
Just watched a video on Sobha Manhattan Towers near Electronic City. The 3 BHK sample flat looked pretty good, but I'm wondering about the price. It's Sobha, so quality is usually there, but is the asking price justified for that location in Bengaluru? I'm curious what others think about the value for money here. What are your thoughts on this project's pricing?

Honestly, the price seems justified only if you're absolutely set on Sobha's brand value and don't mind the wait. Otherwise, for a first-time buyer, there are many other projects offering similar amenities at a more competitive price point, maybe with earlier possession. It's a tough call, I'm still confused what to do.
I'm also exploring options in that area. Sobha is good, no doubt. But for that budget, have you guys considered other builders? Maybe something in Adigara Kallahalli? You might get a bigger space or save a significant amount. I'm just trying to make my money stretch as much as possible.
My cousin booked a Sobha project a few years back, and he faced some delays, but eventually, the quality was good. However, the current market scenario in Bengaluru is a bit tricky. Interest rates are up, and prices are already high. Locking in 2.6 Cr now for a 2029 possession feels risky for a first-time buyer. What if the market corrects?
I checked their RERA details. It's listed as Sobha Brooklyn Towers Town Park Phase 4 W4, RERA number PRM/KA/RERA/1251/308/PR/270922/005269. The possession date is officially June 1, 2029. Total units are 99. The builder is Sobha Limited, established 1995, HQ in Bangalore. So data toh solid hai. But what about the actual price per sq ft? Anyone know?
Yeah, I think it's definitely in that range. For that price, I'd rather look at something closer to the city center, or at least in a more developed area like HSR Layout or even parts of Aavalahalli. Electronic City feels a bit too far for that kind of investment.
Thanks for sharing the RERA details, that's super helpful. I heard somewhere it's around 10,000-11,000 per sq ft. Is that correct? If so, it's definitely on the higher side for Electronic City, even for Sobha.
Yaar, maine bhi woh video dekha Sobha Manhattan Towers ka. Sample flat toh kamaal lag raha tha, no doubt. But 2.6 Cr for a 3 BHK near Electronic City? Mera toh budget hil gaya. Is it just me or does that feel super high for that area? Sobha ka naam hai, quality toh hogi, but value for money ka kya?
Dekho, quality ke liye toh Sobha jaane jaate hain. But 2.6 Cr for a project jiska possession 2029 mein hai? That's a long wait. Plus, Electronic City mein traffic ka issue bhi hai. I'm worried about the appreciation by then.
Bhai, it's Sobha. Their pricing is always premium. For that kind of money, you're not just buying a flat, you're buying the brand, the perceived quality, and the amenities. But yeah, 2.6 Cr is a big number for a first-time buyer like me. Bohut tension ho rahi hai budget ki.
Totally agree with you! I was thinking the same thing. Electronic City ke liye yeh price thoda zyada nahi hai? I mean, wahan toh thoda affordable options mil jaate hain usually. My friend just bought a decent 2 BHK in Akshayanagar for way less.
