Be very, very careful with long possession dates. I had a nightmare with another builder in Aavalahalli where my project was delayed by almost 3 years from the original promised date. My capital was stuck, and I missed out on better opportunities. Builders often take advantage of the long window. The initial post's concern about resale liquidity is very valid, especially if the project gets stuck or delayed.
Unfortunately, no money back. I had to wait it out, ended up getting a unit in a different phase of the same builder, but it was a whole hassle. Lost out on some good opportunities because my capital was stuck and I couldn't invest elsewhere. It was a stressful period.
So what did you do after your project got delayed? Did you manage to get your money back or move to another project in the same area like Agrahara Layout?

The RERA number is indeed PRM/KA/RERA/1251/446/PR/220923/006283, and the official possession date is 2031-12-01. That's almost 7 years from now! I'm struggling to justify paying ₹2.3 Cr minimum for something that will take so long to materialize. Has anyone here actually experienced Sobha's delivery track record for projects with such long timelines? Are they usually on time or do they delay a lot?
