Hey guys, came across this video about the new Sobha project in Noida Extension. The video talks about whether it's really a good investment. Kya lagta hai, is it worth considering, especially with the brand name? Any insights on Greater Noida West property market? I'm looking for a 2BHK around here.

I think it's a calculated risk. Good brand, developing location. If you're looking for long-term investment, it might be worth considering. But do your homework thoroughly.

Check the builder's financial health. Last thing you want is for the project to get stalled due to funding issues. Many projects are stuck because of this reason.

U1, You can look at their previous projects, see if there are any disputes, and check their credit rating if available.
Financial health is tough to gauge accurately. But delayed projects are a red flag for sure.
Don't forget to check the carpet area vs. super area. Some builders cheat you big time on that!
Haan exactly, Noida mein yahi problem hai. They show you a big number, but the actual usable space is much smaller.
Sobha is good, but Noida Extension is still developing. I'd personally prefer something closer to Noida city center, even if it's a bit more expensive.
Mera friend ne invest kiya tha 2 years back in a similar project. He's regretting it now. The builder changed the floor plan without informing him! Be very careful and read the fine print.

I bought a 2BHK in Ace City (nearby) 4 years ago. Price doubled, but the amenities are still not fully ready. Lesson learned: Don't trust the builder's promises, especially regarding amenities.
Sector 16B toh itna congested ho gaya hai. I wonder how Sobha will manage with more people moving in. Traffic situation will get even worse.

70 lakhs mein Sobha? Mushkil hai bhai. Their starting price is usually higher. Maybe check out some other projects in the area. There are plenty of options.
True. Sobha is premium. You might get something smaller, but not a spacious 2BHK for 70L.
