Sobha Rivana: Is premium worth it in Greater Noida West?
Looking for opinions on Sobha Rivana. This video shows it's G+45 with only 4 flats per floor, really low-density for Greater Noida West. The 2 BHKs are around 1322 sqft, pretty spacious. They're clearly positioning it as ultra-luxury in Sector 1. I'm curious if this premium approach makes sense for the area, or if people generally prefer more affordable options there. What's your take on high-end projects in Greater Noida West?

My broker mentioned that Sobha is trying to replicate their Bangalore success here. But Bangalore's market is totally different. Here, even established builders struggle with timely possession and pricing in this segment. What if the project gets stuck or delayed beyond 2031? That's my biggest fear as a first-time buyer.
To U6, yes, 15,800 psf is very high for this location. Even in prime areas of Noida, you get good projects for that rate. In Greater Noida West, people expect more value for money, not ultra-luxury. The total units are 1366, that's a lot of units to sell at that price. Who will buy them all?
I think the market is changing. With better connectivity and infrastructure coming up, some people might be willing to pay a premium for quality and brand like Sobha. But yes, it's definitely a niche target audience for Greater Noida West.
