Okay I'll say what no one says about these upcoming projects. Everyone's hyping Sobha Rivana in Noida Extension, but is anyone actually talking about the *real* risks for an NRI investor? I'm based in Dubai, can't do a site inspection myself, and honestly, I'm worried about getting stuck. Pre-launch prices seemed okay, but what's the actual capital appreciation forecast been since then? Builder's track record for delivery is one thing, but with an upcoming project, it's just a promise, right? I'm also concerned about the investor-to-end-user ratio. Noida Extension can feel a bit like a ghost town sometimes. Should I even consider an upcoming project with a 2 Cr+ ticket size if I can't manage it physically? Change my mind.
