Sobha Royal Pavilion amenities: all show, no substance
Did a site visit to Sobha Royal Pavilion Phase 4 last weekend and honestly wasn't expecting this. Brochure mein jo amenities dikhate hain, real mein unka use kitna hai, I'm wondering. They showed a huge clubhouse and sports facilities, but yaar, is it actually used daily or just a ghost facility for show? My wife's main priority hai kids ke liye safe play area and good facilities, but dekhke laga ki just ek checkbox tick kiya hai. Kids ke school admission ke liye bhi location important hai, but yeh amenities ka kya point agar woh kaam hi na aaye? Maintenance charges bhi itne high bol rahe hain, but for what? Agar swimming pool half the time band hai ya gym equipment toot gaya hai, toh kya fayda? Need at least a 3BHK, so investment bhi bada hai. Koi aur ne bhi face kiya hai kya yeh issue with promised vs delivered amenities? Matlab, is this common for all big builders in Bangalore?

So is there any Sobha project where amenities are actually good and well-maintained? I was really hoping for a good experience with a known builder like Sobha. Now I'm just confused. What should a first-time buyer like me prioritize then?
I agree with U10. My parents always say, 'Deewar aur chat achhi honi chahiye, baaki sab ho jaayega'. For a 2.1 Cr investment, you need peace of mind more than a fancy but unused gym. Maybe look at projects with fewer but genuinely useful amenities, even if they are slightly older. Have you checked anything in Adigara Kallahalli? Prices there are a bit lower, so you might get more for your budget.
Honestly, focus on the basics: location, connectivity to your work and schools, and the actual build quality inside the flat. Amenities are a bonus, but don't let them be the deciding factor. And definitely check the RERA status, like the one mentioned for this project, and the possession date (Sept 2023 here) to ensure it's not delayed.
My broker told me that with the current Bangalore real estate market, especially for completed projects like this one, builders are less incentivized to keep up with amenities once all units are sold. The total units are 227 for this phase, so they probably focus on newer launches. It's a buyer beware situation.
I totally get your point, U1. This is a common trick. My cousin bought in a project where the swimming pool was advertised as Olympic-sized, but it's literally always under 'maintenance' or closed for 'chemical treatment'. Unka RERA number PRM/KA/RERA/1251/446/PR/190205/002356 toh hai, which is good, but does RERA even cover amenity usage? What's the point of paying such high maintenance for non-existent services?
That's a smart idea, talking to existing residents. I'm looking at a 3BHK in the same price range, and the maintenance charges are a big deal. For a 2.1 Cr flat, even 5-6k per month is significant if the facilities are useless. How do you even find out about RWA efficiency before buying?
RERA mostly covers structural issues and timely completion, not ongoing amenity maintenance. Once possession is given, it's usually the RWA's headache. That's why checking the RWA's efficiency and financial health before buying is crucial. Also, Sobha Royal Pavilion Phase 4 was completed in Sept 2023, so residents should already have an RWA in place. You can try talking to some existing residents there.
Bro, same feeling! I visited a different Sobha project near Aavalahalli a few months back, and the show flat was amazing but the actual facilities felt... underutilized. It's like they build it for the brochure, not for residents. This is a big concern for me too, especially with a 2.1 Cr budget for a 3BHK.
But isn't Sobha supposed to be premium? I thought unke projects ka maintenance achha hota hai. My friend bought a flat from them in Akshayanagar and he usually praises their facilities. Maybe it's specific to this phase or project?
Exactly! Yeh toh har jagah ka scene hai ab. Builders just want to attract buyers with fancy pictures. I think we need to look beyond the amenities list and focus on the actual build quality and location. Kya fayda agar kids play area hai but it's not maintained properly or there's no security?
