Sobha Royal Pavilion Phase 4 ke deliveries mein kitna difference hai promised amenities se? I'm currently in a 2BHK in Bellandur, thinking of upgrading to a 3BHK for better rental yield. Marketing brochures mein sab kuch dikhate hain, but possession pe kya milta hai? Does the actual amenity delivery affect resale value later ya tenant attraction? My current society ka clubhouse is mostly empty. Is the premium for these amenities worth it or sab show-off hai? Any real experiences with Sobha projects?

The project is officially `COMPLETED` as of `2023-09-01` but completion doesn't guarantee fully functional amenities. Mera advice hai, go visit the site yourself. Check the clubhouse, gym, pool, even the kids' play area. Don't rely on pictures ya sales pitch. It's a big investment, you need to see it with your own eyes.

Yaar, ye RERA number `PRM/KA/RERA/1251/446/PR/190205/002356` toh dikha raha hai ki project `COMPLETED` hai, possession date `2023-09-01` thi. But has anyone actually visited Sobha Royal Pavilion Phase 4 recently and can confirm the amenity status? Brochure photos vs. actual site mein bahut farak hota hai.

Sahi kaha, bhai! Meri ek friend ka project `Aavalahalli` mein hai, 3 saal ho gaye, club house ka kaam abhi tak chal hi raha hai. Bengaluru ke current market mein itna premium dekar bhi agar basic facilities na milein, toh kya faayda? Is it even worth investing in new projects with these issues?
