But I'm thinking about the long game, especially maintenance charges. Kya yeh worth it hote hain for the amenities? Matlab, does the clubhouse actually get used daily, ya it's just a showpiece that drives up monthly costs? As an investor, does that really attract good tenants or help with resale value later?

Look, I think it depends on your priority. If you want a premium lifestyle, then Sobha delivers. The amenities are usually very good for the few who actually use them. For resale, a Sobha tag usually holds its value. But if budget is your absolute top priority, then maybe look at something less amenity-heavy, even in a slightly different locality like Adigara Kallahalli for better value.
I'm also looking at properties around Sarjapur Road, and Sobha Royal Pavilion is definitely on my list. The architecture and quality are top-notch, no doubt. But the maintenance question is always there. Does anyone have actual numbers for their current maintenance per sqft?
For resale, a well-maintained society with good amenities does help, but only if the maintenance charges are somewhat reasonable. Exactly! That's my fear too. Sobha Royal Pavilion ka price range ₹2.1 Cr hai, which is already a stretch. Agar uske upar high maintenance bhi ho, toh budget bigad jaayega. Iska RERA number PRM/KA/RERA/1251/446/PR/190205/002356 hai, completed project hai, but still, hidden costs ka darr rehta hai.
