Sobha Royal Pavilion Bengaluru: Possession pe thoughts?
Hey guys, what do you think about Sobha Royal Pavilion? Mujhe yeh video mila, aur apartments toh kaafi spacious lag rahe hain, 2 BHK 1300 sqft. Amenities bhi mast hain, like the cricket box aur swimming pool. But video mein possession date ka koi mention nahi hai. Sobha projects usually kitne time mein deliver hote hain? I'm really concerned about timelines for projects in Bengaluru.

Meri ek friend ne Sobha project mein book kiya tha 2018 mein, possession 2021 ka tha, mila 2022 end mein. So ek saal ka delay toh common hai even with big builders. Uska project Akshayanagar mein tha. Always keep a buffer of 6-12 months after the RERA date.
I think the market has changed now though. Builders are under a lot more pressure to deliver on time because RERA penalties are stricter and buyers are more aware. Plus, current market conditions are good, so they want to close units faster. Maybe Sobha will be more punctual now.
Exactly! My cousin booked in Adigara Kallahalli, a smaller builder, but same story. Two years late. He had to pay EMIs and rent simultaneously, which was a huge financial strain. That's why I'm so hesitant to book something still 'ongoing'.

Haan, 2026-06-01 is the RERA registered possession date for Sobha Royal Pavilion Phase 8 Wing 15. You can check it yourself on the RERA website using PRM/KA/RERA/1251/446/PR/190204/002339. Builders usually stick to RERA dates now, but minor delays are still possible.
Sobha Royal Pavilion? Bhai, 2.6 Cr se start ho raha hai 2 BHK ke liye, yeh toh bahut zyada lag raha hai! Mera budget toh 1.5 Cr ke aas paas hai maximum. Kya Bengaluru mein ab sab projects itne expensive ho gaye hain ya Sobha hi premium hai?

Totally agree U1! 2.6 Cr is a huge jump for a first-time buyer. Especially with the current interest rates, EMI will be insane. I'm looking near Aavalahalli and even there, prices have shot up, but not this much for a 2BHK.
