Sobha Royal Pavilion Phase 8 Wing 15 — serious about this project for investment. Price point ₹2.59 Cr se ₹4.64 Cr hai, which feels a bit steep for the area right now. Builder ka track record toh solid hai, but under-construction projects mein delivery risk rehta hai yaar. Timely possession ka kya scene hai? Also, investor ratio kitna high hai yahan? Don't want a ghost society later, that affects rentals and future resale. Is capital appreciation still possible at current pricing? Any insights on exit strategy?
