My lease ends in 4 months, still confused. Sobha Royal Pavilion Phase 8 Wing 15 consider kar raha hu. Maintenance charges kaafi high lag rahe. Kya service quality bhi utni hi achi hai ya sirf bill aata hai? Please share your experiences.

Dekho, Sobha ka name hai market mein, no doubt. But brand value doesn't automatically mean top-notch service for maintenance. For a project with
Has anyone checked the per square foot maintenance charge for Sobha Royal Pavilion Phase 8? Given the current market conditions in Bengaluru, especially with interest rates going up, every penny counts. Are they transparent about the breakdown of these charges or is it just a lump sum?
From what I gathered, it's usually around ₹4-5 per sqft for similar high-end projects, but Sobha can be higher. They usually include security, common area lighting, water treatment, and gym/pool upkeep. But getting an itemized bill is like pulling teeth. Have you tried asking their sales team directly?
Transparency is a joke, bhai. Mostly it's a fixed amount per sqft, and they don't break it down properly.
Yaar, my cousin lives in Sobha City, not Royal Pavilion, but unka experience maintenance ko leke theek nahi hai. They pay a bomb, but issues like common area cleaning, lift breakdowns, aur security response mein delays rehte hain. Phase 8 ka possession date 2026-06-01 hai, toh abhi se itna charge kyu? I saw another project near Aavalahalli, same builder, wahan bhi same complaints. It's a pattern, I feel.
That's a very valid point about the pattern. I was considering Sobha Royal Pavilion too, but these stories make me hesitant. Maintenance is a recurring cost, and if it's not justified, it can pinch really hard, especially with property taxes and other hidden costs. For a luxury segment project like this, one expects a certain standard, but it seems like that's not always guaranteed. It's a huge investment, so getting this right is crucial.
Exactly! They charge based on the project's reputation, not actual service delivery sometimes. My concern is, will this continue even after possession date in 2026-06-01? What if they hike it further?
Haan, I've heard similar stories. My friend in Adigara Kallahalli also faced issues with a different builder, high charges, low service.
Exactly! I'm also looking at Sobha Royal Pavilion. Maintenance is a huge worry for me too. Following this thread closely.
Sobha ka maintenance hamesha se high raha hai, bhai. ₹2.6 Cr – ₹4.6 Cr ke range mein, they expect you to pay premium for everything. But service quality is a big question mark. I've heard mixed reviews from friends in their other projects.
