Since last year, I've been eyeing properties for investment in Bengaluru. My current 2BHK feels small, so I'm looking at 3BHKs. Okay, I'll say what no one says: Sobha Silicon Oasis ka carpet area ratio for its premium pricing seems low for investors. How does that even translate to decent rental yield or resale for a 3BHK? Is this premium justified? Change my mind.

It's a tough one. On one hand, Sobha's reputation for quality and timely possession (since it was completed in 2019) is a plus. But the OP is right, for an investment, especially rental yield, carpet area is king. An end-user who values brand and amenities might buy, but for an investor, the math just doesn't add up for resale value later. Be cautious if your primary goal is appreciation or rental income; you might find better options elsewhere for the same budget.
What about the current market conditions in Bengaluru? Are rentals for 3BHKs near Sarjapur Road still high enough to justify such a premium? And for resale, is there enough demand for these 'compact premium' units, especially since the project is completed?
Haan, main bhi Adigara Kallahalli mein dekh raha hu, wahan ke independent houses ka carpet area is so much better for the price. Flats ke comparisons mein toh Sobha ka ratio bahut low lagta hai. Resale mein yeh dikkat dega pakka.
Demand toh hai but buyer bhi smart ho gaya hai. Log carpet area pe ab zyada focus karte hain. Resale mein, I've seen units in similar completed projects struggling to find buyers at expected prices. Especially for properties completed in 2019 like this one, competition is high from newer projects offering better layouts.
Main khud ek baar site visit kiya tha Sobha Silicon Oasis ka. The 3BHKs feel really compact, I agree with the OP. I asked about the RERA numbers (PRM/KA/RERA/1251/310/PR/170824/000032, etc.) and possession was 2019, so it's completed. But the price range of ₹2.0 Cr – ₹4.3 Cr for that carpet area... bhai, my budget got a serious shock. How can anyone expect good rental yield from that, especially with 909 units in total competition?
Exactly! Bengaluru mein rental yields already squeeze ho rahe hain. Aavalahalli mein toh 2BHK ke liye bhi struggle hai. Is price point pe toh mushkil hai achha ROI nikalna.

I think Sobha commands a premium for its brand, regardless of carpet area. Plus, the amenities and location near Sarjapur Road are prime. Maybe it's for end-users more than pure investors who are looking for quick flips or high rental yields?
Brand value theek hai, but kitna? Quality ke naam pe space compromise karna, woh bhi investment property mein, seems risky. End-users bhi toh ek point pe resale dekhenge na.
Totally agree with OP! Sobha Silicon Oasis ka carpet area dekh ke main bhi shocked tha. For ₹2.0 Cr+ it feels like a 2BHK in disguise. Investment ke liye toh bilkul sense nahi banata, right? Kya premium sirf brand name ka hai?
But Sobha ka construction quality toh top-notch hota hai na? Aur uska location bhi prime hai Sarjapur Road ke paas. Uska premium nahi dena chahiye kya, even if carpet area is a bit less?
Haan bhai, same experience. Especially jab aap Akshayanagar mein options dekhte ho, wahan better value mil jaati hai carpet area wise.
