Sobha Silicon Oasis Connectivity Reality Check?
Looking for opinions on Sobha Silicon Oasis in Basapura. I watched a video showing a 3 BHK, 1513 sqft, and the interiors looked pretty good. But it didn't really focus on the location's connectivity. Is it easy to get to the metro or expressway from there? Are good schools and hospitals actually close by? What's the clubhouse like? Anyone here living there or visited? I'm keen to know the ground reality for amenities.

Sobha is a good builder, no doubt. But for a first-time buyer, paying 2 Cr+ for a 3 BHK in Basapura needs careful calculation. Consider your EMIs, property tax, and ongoing maintenance. Sometimes a slightly smaller flat in a more developed area like Agrahara Layout might make more financial sense, even if it's not a Sobha project. Don't get swayed just by the brand name.
I'm worried about the resale value. Since it's already 2019 possession, it's not a brand new project anymore. Are there any hidden charges or issues that come up with older, but still relatively new, completed projects? Builder established in 1995, so they are experienced.
My cousin booked a flat with Sobha a few years back, not this project, but another one. The RERA number for Silicon Oasis is PRM/KA/RERA/1251/310/PR/170824/000032 and others listed. That's a good sign, means it's properly registered. But even with RERA, builder delays can happen. Since possession was 2019, at least that stress is gone.
True, 909 units is massive. My friend lives in a Sobha project with around 700 units near Adigara Kallahalli, and the clubhouse is always packed. Parking also becomes a headache sometimes. So definitely check that aspect.

I visited a friend there. The clubhouse is impressive, no doubt. Swimming pool, gym, all modern. But the main issue I felt was the approach road, it gets quite busy. And the price, yaar, it’s ₹2.0 Cr – ₹4.3 Cr for a completed project. Bahut high lag raha hai for that area, especially if you compare with new launches in Aavalahalli.
Schools like Delhi Public School and hospitals like Narayana Hrudayalaya are definitely in the vicinity, which is a plus. But traffic near those areas can be a nightmare during peak hours. Clubhouse I've heard is good, but check the maintenance charges.
Connectivity is decent, but not amazing. Metro station is a bit of a drive, not walking distance. Hosa Road station is probably the closest, but still need a cab or auto. Expressway access is okay.
