Sobha Silicon Oasis – I'm currently in a 2BHK in Marathahalli and thinking of upgrading to a 3BHK here. Does anyone know how much the prices have appreciated since launch? Is the premium justified for long-term capital appreciation? Also, how's Sobha's delivery track record generally for investors? Just wondering about the real ROI potential.

Exactly my thoughts! I've been eyeing Sobha projects too. Their quality is generally top-notch. Silicon Oasis has a good location. I'm also a first-time buyer and looking for a 3BHK. Maybe the premium is justified for Sobha's brand value and timely delivery. Possession was 2019, so no RERA delays there, which is a big relief.
I agree on the quality part. But for a first-time buyer like me, this much premium is scary. Are the maintenance charges also very high? Also, has anyone faced issues with the association there? I'm worried about hidden costs post-possession.

Sahi kaha, Sobha ki quality unbeatable hai. My friend lives in one of their older projects, aur uski finishing aaj bhi mast hai. That brand value does command a premium, I guess.

ROI ka toh pata nahi, but current market mein itna premium dena risky lagta hai. Prices already high hain.
