Sobha Silicon Oasis: What's the actual investor-end user mix?
Since August, I've been seriously looking at Sobha Silicon Oasis for my own investment, not for clients. I work in real estate, so I know how builders spin things. With it being a completed project, I'm trying to get a real sense of the investor-to-end-user ratio there. That really impacts long-term resale potential and the overall community feel, right? Some places become ghost societies if it's all rentals. What's the vibe like now? Also, for those who've rented out 2BHKs around the ₹1.99 Cr mark, what actual rental yield are you seeing? Not the brochure figures. Is the secondary market liquid enough for a decent exit in 5-7 years? Any tips for negotiating directly with sellers for a better deal? Just want honest opinions before I put my own money down.

Bhai, tumne sahi pakda. Builder log toh hamesha marketing karte hain, especially with completed projects like Sobha Silicon Oasis. I've been tracking this project since its possession in 2019. Mere ek friend ne wahan 2BHK liya tha end-user ke liye, but 70% se zyada rentals hain uske building mein, especially the smaller units. Community feel kaafi mixed hai isliye, it almost feels like a serviced apartment complex at times. Kids playing in common areas are mostly tenants' kids, not owners'. Long term value pe definitely impact aayega, and that 'ghost society'
