Sobha Victoria Park: Builder Track Record Kaisa Hai?
Came across this video for Sobha Victoria Park, North Bengaluru. They're showing 2 and 3 BHKs, even row houses, off Hennur Main Road. Location sounds good, but I'm really curious about Sobha Limited's overall track record. Kya unke past projects time pe deliver hote hain? Construction quality kaisi rehti hai generally? Any firsthand experiences with them ya unke projects mein delays hue hain? I'd appreciate any insights.

My uncle bought a Sobha property in 2018. It was delivered on time, maybe a month or two here and there, which is negligible in real estate. Quality was excellent, no complaints till date. I think they are one of the more reliable ones in Bengaluru, especially compared to some smaller builders who just disappear.
I almost booked with Sobha a few years back for a project near Aavalahalli. They were very professional in sales, but the timelines felt a bit aggressive. Yaar, Bangalore market mein prices waise bhi sky-high hain. Adigara Kallahalli side bhi rates badh gaye hain. Agar budget stretch ho raha hai, toh Sobha ke projects generally resale value achhi dete hain. But haan, initial investment is steep.
Price toh definitely high hai, but Sobha ka brand value hai. They started in 1995, based in Bangalore. Their Sobha Insignia project, for example, is also premium priced and is ongoing, expected possession is March 2026. Mai toh bolunga, do your due diligence. Naam bade aur darshan chhote wali kahani ho sakti hai. Mera ek colleague ka Sobha project Whitefield mein 6 months late hua tha. But yes, quality was premium after all the wait. So, depends on your priority.
