For this budget, I'd rather look at something more established or closer to work, maybe even Aavalahalli side, where you get better space for the buck, even if amenities are basic.
Totally agree on the fluff. Builders just add these fancy amenities to hike prices. Who uses a mini-theatre daily? Main things like good maintenance and security often get ignored after possession. Is the Sobha maintenance good?
