posted on 7 MaySociety parking is the biggest resale deal-breaker
Since April I've been living at Property Gallery, and honestly, kuch baatein toh bilkul unexpected thi. Parking allocation ka jo scene hai na, it's a mess. Builder ne bola tha reserved spots milenge, but ab first-come-first-serve jaisa lagta hai, ya phir lottery system. Investor perspective se dekho toh, tenant ko parking guarantee nahi toh kaun lega flat? Meri toh EMI chal rahi hai. Power backup bhi full flat nahi hai, sirf common areas aur ek-do light points. Kya matlab hua phir? Aur lifts ka toh puchho mat, maintenance response time itna slow hai. Kya yeh sab things affect resale value ya log adjust kar lete hain? Kisi aur ko bhi Property Gallery mein yeh issues aa rahe hain?

It's a tough situation. On one hand, parking and power backup are crucial for daily life and resale. On the other, Property Gallery is a great location, and maybe some buyers will overlook these issues for the address. What did the original poster do? Did you escalate the parking issue with the builder or the RWA? Sometimes RWA can sort these things out once formed properly. But yeah, for ₹7.8 Cr, you expect perfection, not these headaches.
My advice to anyone looking at Property Gallery or any other new project: get everything in writing. Especially parking spot number, type (covered/open), and power backup details. Don't rely on verbal promises. Also, check the RERA documents for promised amenities vs. what's being delivered. Lifts ka maintenance toh RWA ke haath mein hota hai mostly, but builder ka initial setup matters.
Bhai, this isn't just Property Gallery. I checked out a few projects in Anand Niketan last year, and almost all of them had vague answers on parking and power backup. Builder sales reps will say anything to close the deal. Did anyone actually get a clear, written allocation of parking in their sales agreement for Property Gallery? That's the only thing that matters legally.
Totally agree with your point about written proof, it's key.
This is a big red flag, especially with the current market. Buyers are very picky now. Resale value will definitely take a hit if basic amenities like parking and consistent power backup are not guaranteed. Delhi market mein competition bahut hai.
No, I didn't get it in writing. They just showed me a layout plan and said 'don't worry, sab ho jayega'. Now I'm worried after reading this. Meri toh EMI bhi chal rahi hai.
Not sure I agree completely. Property Gallery is a premium project, the price point itself suggests good amenities. Maybe there's a misunderstanding with the builder's policy? Parking issues are common in almost all Delhi societies now, especially new ones. People adjust.
Exactly! ₹7.8 Cr is too much to 'adjust' for basic things.
Adjust kaise karein? My friend bought in Anand Vihar, builder promised two parking spots. At possession, they got one, that too in the open. Had to fight for months. Eventually had to sell at a lower price because of it. For ₹7.8 Cr, you expect proper allocation. This isn't some DDA flat.
Totally relate! Builder claims and reality are miles apart. I'm looking at Property Gallery too, but after hearing this, I'm genuinely worried. Parking is a non-negotiable for me, especially for a property in the ₹7.8 Cr range. Is it really that bad? My agent was showing me great pictures of the amenities.
Hmm, I visited Property Gallery last month. Parking area seemed okay to me. Maybe it's specific blocks?
Sahi baat hai! My cousin lives in a society near Alaknanda, and unka parking ka bhi same issue hai. Resale mein toh log sabse pehle parking hi dekhte hain. Power backup bhi pura nahi toh kya fayda itne high-end flat ka.
