Society security claims are mostly eyewash, no?
My existing property ki resale process chal rahi hai, aur now I'm seriously looking for a smaller flat in Greater Noida. Kids have moved out, so don't need such a big place anymore. I'm checking out Paras Tierea, among others. What I'm realizing is ki builders talk a lot about 'state-of-the-art security' but actual ground reality kya hai? I've seen societies jahan CCTV sirf show ke liye hai, aur guards bhi bas gate pe baithe rehte hain. Visitor management systems ka bhi wahi haal hai. Is it just a ticking box for OC? Ya koi real value hai? Also, maintenance charges bahut high hote hain, but does that translate to good security service? Ya bas façade hai? Seniors ke liye safety bahut important hai. Any insights on how to properly evaluate a society's actual security, not just the brochure claims? Hoping to avoid any surprises.

My advice would be to actually visit the society multiple times, not just during day time. Go late evening, early morning. Observe the guards, how they interact with visitors, if they're alert. Talk to existing residents, especially older people, they'll give you the real picture about security issues and response times. Brochure pe mat jao, ground reality dekho. And check for functional intercoms, emergency buttons in flats, not just CCTVs. These small things matter more than fancy words.
What about those fancy visitor management apps? Are they actually useful or just another gimmick? Do they really enhance security?
Yes, that's a brilliant tip! I've heard some societies have mock drills for emergencies, but that's rare. I'll definitely try visiting at different times. Also, try to get details on the security agency they've hired, their track record and training. Builders often choose the cheapest option which compromises quality.
Maintenance charges ka toh poora scam hai! They charge 4-5 rupees per sq ft, saying it's for 'premium services' including security. But jab koi incident hota hai, tab sab gaayab. Yeh paisa jaata kahan hai, samajh nahi aata. I feel like it's just a way to inflate the monthly outgoings without real value.
You mentioned Paras Tierea. I've also been looking there, the price range of ₹38 L – ₹1.6 Cr is quite wide, depends on the unit type. But for that kind of money, I expect proper security, especially since it's a completed project. What about their RERA status? And given the total 3550 units, managing security effectively sounds like a nightmare if not done right. Is it just me, or is the current market in Greater Noida making builders cut corners on essentials like security to keep prices competitive?
That's a very valid point about RERA, U5. Even for completed projects, ongoing security standards should be maintained. I'm also worried about the sheer volume of units – 3550 is HUGE. More units mean more visitors, more entry/exit points to monitor. My parents live in a society near Alpha-II Commercial Belt, and even with fewer units, they struggle with visitor management. It's not just about cameras, it's about active monitoring and trained personnel. How do we even verify if the guards are properly vetted or just cheap labour?
Paras Tierea ka RERA number Not Applicable hai, which is a bit concerning for some. I think it was completed before RERA came into full effect for existing projects. But yes, for such a large project and that price range, security should be top-notch, not just a formality. Maintenance charges are high there too, so you'd expect proper services.
Haan, mere dost ne Alpha II mein flat liya hai. Bola tha 24/7 security hai but ek baar raat ko guard so raha tha gate pe! Visitors ko bhi koi check nahi karta, sirf entry register mein naam likh dete hain. How can we trust these claims? It's all just for show.
Exactly! My uncle's society in Alistonia Estate has the same issue. CCTVs are just decorative pieces, hardly anyone monitors them.
Sahi kaha, bhai. Trust factor toh zero hai. Hum bhi Ajayabpur side dekh rahe the, wahan bhi same scene hai. Brochure mein sab high-tech lagta hai, but reality mein bas formality hai. Seniors ke liye toh double tension, they need proper vigilance.
Totally agree with you! Builders ki marketing team kuch bhi bolti hai, ground pe sab alag hota hai. Scary for first-time buyers like us, especially when safety for seniors is a concern. It's hard to distinguish real security from just a show.
