Not proud of this but I almost got duped by a pre-launch scheme in Sohna. Now eyeing a 2BHK in Sector 65. Direct builder se negotiation scope limited hai. Secondary market mein kya better deals milte hain? Resale pe kitna discount expect karein? Agrante Realty jaise projects mein new inventory high lag rahi hai. Hidden costs kya hoti hain secondary deals mein?

Dekho bhai, secondary market mein 'discount' ke chakkar mein quality compromise mat karna. Sohna mein kuch projects mein construction quality issues hain, aur water supply ka bhi problem rehta hai kai baar. Resale mein yeh sab pehle check kar lo. Koi bhi deal final karne se pehle site visit pe jao aur locals se baat karo. Kya pata koi major issue ho jo seller hide kar raha ho.
Totally agree. Construction quality aur amenities ka bhi dhyaan rakhna. Aajkal Gurugram market mein builders bhi discounts de rahe hain ready-to-move inventory par, toh kya pata primary market mein bhi kuch ache deals mil jaayein? Current market conditions Sohna mein kaisi hain for resale?
Sahi baat hai, especially connectivity ke issues. Badshahpur se aage bahut andar ke projects mein commute time badh jaata hai. Infrastructure development Sohna mein abhi bhi slow hai.
Mujhe bhi Sohna Sector 65 mein ek resale 2BHK pasand aaya tha, but owner ne poora payment cash mein maanga. Bahut risky laga. Secondary market mein paperwork bahut critical hai. Aapko kya lagta hai, property ke documents kitne saal purane tak check karne chahiye, especially if it's an old society?

Ek good property lawyer se due diligence karwao. Sohna mein average resale 2BHK 50-65 lakhs tak mil rahe hain, depending on project and amenities.

Secondary mein hidden costs ka dhyan rakhna, especially transfer charges, society maintenance backlog, aur agar koi loan pending ho toh uska NOC. Ek baar property ki legal history bhi check karwa lena.
