Did a virtual tour of Godrej Properties' project on Sohna Road last week. Main Dubai mein hoon, so site visits are tough. For a 2BHK investment, is ready-to-move better ya under-construction in Sohna? What are realistic rental yields on Sohna Road for remote management?

As an NRI myself, I'd strongly advise ready-to-move. I booked an under-construction project in Baliawas 4 years ago, and it's still not delivered. The builder kept extending dates, aur unko Dubai se chase karna is a nightmare! Ready-to-move gives you immediate rental income, which is a big plus. Yes, it's more expensive upfront, but trust me, the peace of mind is priceless, especially when you can't do regular site visits. Don't fall for the 'higher appreciation' trap with under-construction projects.

Totally agree with this. My friend invested in a project near Baharampur Naya, and the RERA possession date passed months ago. Ab woh builder se lad raha hai. Under-construction is too risky unless it's a very reputed builder with a solid track record and a good completion history. Godrej ka naam hai, but still, delays ho sakte hain.
Sahi baat hai, main bhi yahi soch raha tha. Sohna mein realistic rental yields kitne mil jaate hain for a 2BHK? Meri bhi yahi tension hai, managing from abroad.
15-20k sounds a bit optimistic for Sohna's current market, especially if it's not super close to the main highway. Average toh 12-16k hi chal raha hai for most new projects.
U2, Sohna mein rental yields depend karta hai project aur amenities par. For a decent 2BHK in a good society, you can expect around 15-20k. Lekin remote management ke liye you absolutely need a good, reliable property manager. Mere cousin ne Badshahpur ke paas ek flat liya tha, initial struggles bahut the tenant finding aur maintenance mein. Make sure you factor in those management costs, they can eat into your yields.
Godrej ka naam toh theek hai, but Sohna mein investment, especially as an NRI? Thoda risk factor rehta hai. Ready-to-move is always a safer bet for remote management, kam headaches. Under-construction projects ka toh time frame hi fix nahi hota, aur delays toh common hain bhai.
