Sohna, kids have moved out, so we're selling our big house for something manageable. Looking at a 2BHK in Sector 69. Is 2BHK enough for two people long-term, ya 3BHK better for comfort? Budget ₹1.5 Cr for ready-to-move. Sriflex projects ka maintenance kaisa hai? Hospital proximity is important.

Mere friend ne ek project book kiya tha Baliawas mein, builder ne possession almost 1.5 saal delay kar diya. Ready-to-move mein bhi possession date agreement mein clearly mention karwana. Aur maintenance charges sirf builder se mat puchna, society residents se confirm karna.

Sriflex projects ka maintenance depends on the society, but general rule of thumb hai ki naye projects mein initially thoda high hota hai. For hospitals, from Sector 69, Medanta is usually 30-40 mins drive, Artemis thoda aur aage. There are local clinics closer, but big hospitals are a bit of a distance. Consider Baharampur Naya side for better hospital access.
2BHK is definitely enough for two people. My in-laws live in a 2BHK in Badshahpur and find it very manageable. Maintenance bhi kam hota hai. But Sriflex projects ka maintenance kaafi high suna hai, better to check that carefully before committing.

Bhai, 1.5 Cr for a good 2BHK in Sector 69 ready-to-move is actually quite competitive now, especially with the rates near Airport Road (Gurgaon side) skyrocketing. Developers are charging a premium for immediate possession. As for 2BHK, I think it's perfectly fine for two people. Guests can manage on a sofa bed, right? My parents also downsized and they love the low maintenance.
