Sohna 3BHK upgrade: Real costs & negotiation?
Sector 80, Sohna mein Allure Constructions ke projects dekh raha hoon, especially 3BHK villas. Currently in a 2BHK in Sector 65, thinking of upgrading. My budget for the upgrade is around ₹2.5Cr to ₹3.5Cr. Sohna mein price negotiation kitna possible hai? Builder bolte hain no negotiation, but I'm sure kuch toh discount milta hoga. Kitna expect kar sakte hain, like 5% ya 10% on the listed price? Also, all-in cost ka kya scene hai? Basic property price ke upar kitna extra lag jaata hai for stamp duty, registration, PLC, parking? Matlab, ₹3Cr wali property end mein kitne ki padti hai with all these charges? Aur hidden charges, possession ke time pe kuch unexpected surprises hote hain kya? Already home loan chal raha hai, don't want any financial shocks. Kya community mein kisi ko Allure ya Sohna mein deals negotiate karne ka experience hai? What's the real total cost of acquisition?

All-in cost ka scene toh bahut critical hai. Meri ek friend ne Sohna mein hi liya tha last year, not Allure but ek aur builder se. ₹3 Cr ki property pe, usko total ₹3.6 Cr tak pad gaya. Stamp duty, registration, IFMS, PLC, parking, electricity connection charges... sab add ho ke 20% extra toh pakad ke chalo. Totally feel you on the upgrade! Sector 65 se Sohna shift karna makes sense for bigger space, especially with your budget. But Allure Constructions, especially in Sector 80, are known for being quite rigid on pricing. Negotiation ka scene bahut tough hai, builder bolte hain fixed price but 5% tak toh nikal hi jaata hai agar pakka deal ho. Kitna push kar sakte ho, us pe depend karta hai.
Sahi kaha bhai, Allure waale toh bilkul nahi sunte. Very firm on prices. Maine bhi try kiya tha ek baar, seedha mana kar diya.
