Sohna amenities: investor ka darr sahi hai?
Did a site visit to ST Patricks The Skylo Tower on Saturday. Builders often oversell amenities, right? Is their clubhouse actually usable long-term, ya sirf initial hype hai? Also, security systems – CCTV and visitor management – kitna effective hai real mein? Investor point of view se, these impact tenant attraction and resale. What's your experience?

While the long possession date and builder overselling are valid concerns, we also need to consider the bigger picture for Sohna. It's an emerging growth corridor for Gurugram. Property values in areas like Baliawas have seen decent appreciation over time. If the builder actually delivers on the amenities and the area develops as planned, ST Patricks could be a good long-term hold. But yes, due diligence on the builder's past projects is crucial, especially regarding their delivery track record and maintenance post-handover.
Yaar, that 2032 possession date for ST Patricks is seriously making me nervous. It's almost 8 years away! My budget is tight, and I can't afford to block funds for so long, especially with so much uncertainty. Plus, kya guarantee hai ki tab tak everything will be ready and not just a shell?
Possession date kya hai is project ki? Aur RERA number check kiya kisi ne?
U8, you hit the nail on the head. This future RERA registration date is a huge red flag for me. I had a terrible experience with a builder in Basai. They kept delaying RERA registration, and then possession got pushed by years. End result? Endless mental stress and financial burden. With 267 units in Skylo Tower, imagine the scale of issues if they don't stick to timelines. Buyers need to be super cautious with such projects.
2025 mein RERA registration aur 2032 mein possession? Yeh toh next level future planning hai!
Haan bhai, RERA number is GGM/1024/756/2025/127 DATED 22.12.2025. But notice the RERA registration date itself is 2025. That's a bit strange, usually, projects are registered much earlier. Possession is 2032-12-01.
Bhai, investor ka darr bilkul sahi hai. My brother bought a flat in a project on Airport Road 5 years ago, and till date, the 'world-class' amenities are barely functional. The swimming pool is always under maintenance, and the gym equipment is rusting. It impacts tenant attraction badly, especially for young professionals who look for these things. Resale value bhi hit ho jaati hai because of poor maintenance. Skylo Tower mein bhi same scene na ho jaye.
Totally agree with the OP. Builders ka toh kaam hi hai sapne bechna. I visited a project near Badshahpur last year, same story. Clubhouse renderings were amazing, but actual construction was nowhere close. Is ST Patricks Skylo Tower different? Ya bas hype cycle phir se?
U1, you mentioned RERA, kya hai iska RERA number? Is it even registered properly?
Exactly! I saw a project in Baharampur Naya, same issue. The brochure showed a huge sports complex, but they built half a badminton court and called it a day. Skylo Tower mein bhi darr lag raha hai ki security systems bas paper pe na ho.
