Sohna amenities: Real ROI or just high maintenance?

Honestly, this whole investor thing is way more complex than I thought. I'm looking at Surendra Home 57 in Sohna. They promise great amenities, but does a fancy clubhouse really boost my resale value or attract better tenants? Or are these just ghost facilities that hike up maintenance charges later? I'm worried about promised amenities vs. what actually gets delivered. Any real-world experiences there?
