Spent the whole Sunday checking out options in Sector 65 online. I'm based in Dubai, toh site visits mushkil hain. My broker is pushing for a project near SPR, saying prices are firm, no negotiation possible. Is this true for Sohna, especially for something like Army Welfare Housing Organisation? Totally relate to your situation! Main bhi first-time buyer hoon aur mera broker bhi same baat bol raha hai for a plot near Badshahpur. He says builders are not budging even an inch. Sahi keh rahe ho. Mera ek friend ne bhi Sohna mein liya tha, usko bhi broker ne pehle bola no negotiation. But when he approached the builder directly through a contact, he got a decent discount. It's a bit of a hustle, but worth it for a big investment like this. Try to get a reference from someone on the ground.
Bhai, ye brokers ka puraana tareeka hai. They always say 'firm price' to protect their commission. Especially if you're an NRI, they think they can pull a fast one. Don't trust blindly.
