Honestly, I'm so frustrated with this construction-linked plan. Just got possession last month for my 2BHK in Pitrachaya Buildwell, Sector 65 Sohna. Builder ne bola tha OC ke baad sab smooth hoga, but now they're asking for these 'additional charges' for internal finishing and utility connections. Like, ₹2L extra! Nobody told me about these hidden costs before. My budget was already tight at ₹95L. Did anyone else face this with their Sohna property after possession? Kya karein, I feel so trapped and cheated.

So frustrating to hear this! What did you finally do about these charges? This Sohna market is getting too risky for first-time buyers like us. Makes me rethink my plans for a flat in Baliawas.
Yaar, this is becoming a common tactic. While some minor charges for utility connections are standard, ₹2L is significant. You should definitely send them a formal notice asking for a detailed breakup of these new charges and refer to your Builder-Buyer Agreement. If they don't comply or provide a satisfactory explanation, filing a consumer court case or a RERA complaint is the next logical step. Don't feel trapped, you have options.
I had a similar nightmare in a project near Airport Road (Gurgaon side) a couple of years back. They charged for 'enhanced amenities' post-possession, like a club membership that was supposedly optional but became mandatory for society maintenance. What I learned is, always ask for a detailed breakdown of ALL possible charges, even future ones, and get it in writing BEFORE signing the final offer letter. My budget went haywire by almost 10% because of these hidden costs.
This is very concerning. While some utility connection charges are standard, ₹2L for 'internal finishing' after possession sounds like a huge red flag. Did you check your builder-buyer agreement thoroughly? Often these things are hidden in clauses, but ₹2L is too much to miss. What's Pitrachaya Buildwell's RERA number? We should check their past projects' compliance record on the RERA website.
U4, you're absolutely right about checking the agreement. But honestly, most first-time buyers don't understand the legal jargon or have resources to get it reviewed. Builders in Sohna, especially near Baharampur Naya, have been pushing these kinds of costs because the market's been a bit slow. They try to recover their margins this way.
Bhai, this is exactly what I feared! Sohna builders are notorious for this. ₹2L extra is a huge hit, especially when the budget is already stretched. I'm looking at properties in Sector 5 Sohna and this post is making me so nervous. Kya karein yaar, lagta hai sab builders aise hi karte hain.
Totally feel you, U1. My cousin faced something similar with a project near Badshahpur. They were quoted one price and then after possession, suddenly there were 'development charges' for internal road access and drainage. Was it explicitly mentioned anywhere in your agreement what these 'additional' charges were for, beyond the basic utility connections?
