Visited Sobha and Godrej projects last weekend on Sohna Road. Construction quality, delivery track record kaisa hai? Kids school admission ka tension. Any experience with DLF or M3M there?

My personal experience with M3M was terrible. Booked a flat in M3M Merlin near Golf Course Extension Road, which is somewhat connected to Sohna Road. They promised possession by 2018, got it in late 2020, and even then, finishing was not up to mark. The price per sqft was high for the quality delivered. My EMI started way before I got possession, double burden ho gaya tha.
Compensation is a joke. Usually, it's a very small penalty amount, not even covering your rent. And yes
Oh god, that sounds stressful! So did you get any compensation for the delay? And what about the maintenance charges, did they start charging even before possession?
RERA registration numbers check kiye hain kya sabke? Usse kuch idea lagta hai kya delays ka?
Exactly what you said! RERA is good for initial checks, but it's not a guarantee. There are so many cases where projects near Airport Road (Gurgaon side) have gotten RERA extensions due to 'unforeseen circumstances'. You need to check the builder's past project history, not just current RERA status. Ye builders ki common tactic hai.
Haan, RERA mein expected possession date hoti hai. But builders sometimes get extensions easily. Mera friend DLF Ultima mein phasa hai, RERA date bhi extend ho gayi thi.
Totally agree with you! Sohna market mein yahi haal hai. Builders promise the moon but deliver a pebble. I heard from a property agent that one Godrej project near Badshahpur has already pushed its date twice. Meri savings lagi hain, bahut darr lagta hai ki investment phass na jaye. Kids ke school ka bhi tension hai, shifting plans disrupt ho jaate hain.
Exactly my thoughts! I'm eyeing a Sobha project too, but delivery delays in the whole Sohna belt are making me super nervous. My friend booked in M3M Golf Estate a few years back and still struggling for possession. Kya karein?
