Sohna builders: Do spot discounts actually exist?

Budget finalised, loan pre-approved – now stuck on how to push for a better deal in Sohna. I'm looking at a 2BHK around ₹1.2 Cr in Sectors 82-84, maybe Godrej or Signature Global. Some brokers say builders like M3M won't budge on price, citing a 'no-price-drop' policy, especially on Golf Course Extension Road. But then I hear about people getting spot discounts or free upgrades. Is that even real for a first-time buyer like me, or is it just for bulk bookings? Honestly, I'm trying to get the total acquisition cost down. Should I focus on a lower PLC or parking charges instead of the base price? What's your experience with builders in Sohna regarding spot discounts?
