Honestly, I'm fed up of renting, rent phir badh gaya yaar. Sohna mein Hermitage Apartment dekh raha hun. Kids play area site visit pe theek laga, but after possession, is it actually usable? Aur elevators ka kya scene hai? Maintenance kitni quick hai? EMI vs rent calculations mein yeh daily stuff bahut matter karta hai, right?

It's a tough decision for first-time buyers. On one hand, you want to stop paying rent, but on the other, you don't want to get stuck with a bad project. My advice would be to look beyond the flashy brochures. Talk to current residents in other projects by the same builder, if possible. Their daily experience matters most.
Yeah, it's like a never-ending cycle of questions. Hermitage sounds okay, but these discussions just make me more nervous about everything. Lagta hai rent hi dete rahenge abhi toh.
What specific legal checks should we do apart from RERA?
Be very careful about possession dates too. Many builders in Sohna have a history of significant delays. My cousin booked a flat near Baliawas, was promised possession in 2021, and still waiting. RERA mein complaint bhi ki, but process is very slow. Always check the RERA status of the project and builder's past projects.
RERA complaint is a lengthy process, I can vouch for that. I had to go through it for my project in Baharampur Naya. Builder kept giving excuses, finally got possession almost 3 years late. Lost so much on rent and mental peace. Due diligence is critical, especially checking the builder's past track record and financial stability.
Is Hermitage builder known for delays?
Sohna mein abhi real estate market kaisi hai? Is it a good time to buy?
Sohna vs Badshahpur, what do you guys think? Badshahpur feels a bit more developed already, though prices are higher. Sohna feels like a long-term bet.
Gurugram market, especially the extended areas like Sohna, is a bit mixed right now. Prices have corrected slightly in some pockets, but good projects are still holding value. The key is infrastructure development – Sohna has potential but connectivity still needs to improve significantly. Don't rush into it just because prices seem lower.
Maintenance is the biggest headache, agreed. Builders just don't seem to care once they've sold the units. Then you're stuck with a society struggling to manage basic things like water supply and security.
Elevators ka toh mat पूछो. My current society, near Airport Road, has ancient lifts and they break down almost every week. Imagine living on a higher floor with no working lift. It's a nightmare. Sohna projects mein new lifts bhi kitni reliable hongi?
Hermitage builder ka track record kaisa hai in terms of maintenance? Koi idea?
Exactly! Aur hidden charges toh alag se.

Maintenance is a huge red flag for many Sohna projects. I almost booked in a different project near Badshahpur a couple of years back, same issue. Builder ne promise toh bade bade kiye, but after possession, they just disappeared. Check reviews of the builder specifically, not just the project.
Bhai, site visit pe sab acha lagta hai. But real picture possession ke baad hi dikhti hai. Mere ek dost ne Sohna mein hi liya tha, kids play area was a mess within a year. Hermitage mein kids play area aur elevators ka kya scene hai, koi batao?
Totally relate! Rent increases are insane. EMI vs rent is a constant battle in my head too. Hermitage looks promising on paper, but ye daily amenities ka doubt toh rehta hi hai.
