Visited DS Buildwell in Sector 82A. Quoted ₹1.8 Cr for 3BHK. But with stamp duty, registration, PLC, total cost shoots up. Can we negotiate these 'extra' charges with Sohna builders, ya sab fixed hai?

DS Buildwell ka track record mixed hai. Sector 82A is a good location, but 1.8 Cr is a lot. For a similar budget, you might find something slightly older but well-maintained in Baharampur Naya, with more transparent pricing. The 'extra charges' are usually fixed, especially stamp duty and registration as they are government-mandated. PLC is builder specific but rarely negotiable. The only area where you *might* get a tiny bit of leeway is on club membership or IFMS if you're lucky and the project isn't selling well. But don't count on it.
My experience with a builder in Badshahpur was similar. They quote a base price, then add a 'construction linked plan' premium, then 'development charges', then 'car parking', 'club membership', 'power backup installation', 'meter charges', 'fire fighting charges'... the list was endless. The final cost was almost 30% higher than the quoted base price. It felt like a bait and switch. Make sure you get a clear breakup and stick to it, don't let them add new things later. These guys are smart.

I managed to get a small waiver on IFMS (Interest Free Maintenance Security) in a project near Airport Road (Gurgaon side) last year. It wasn't much, maybe 50k on a 1.2 Cr flat, but still something. So, it's not 'zero' negotiation, but you need to push hard and maybe catch them at the end of a sales quarter.
Yaar, totally relate! Humne bhi ek project dekha tha Sohna mein, DLF Garden City. Unka bhi base price theek tha, but jab maintenance, club membership, power backup, parking sab add kiya toh itna badh gaya ki budget hil gaya. Lagta hai ye sab fixed hi hota hai, negotiation ka scope zero hai.
Exactly! PLC (Preferential Location Charges) toh kuch builders aise lagate hain jaise aapko Taj Mahal ke saamne flat de rahe hon. Corner unit, park facing, higher floor... har cheez pe charge. Aur ispe toh bilkul negotiate nahi karte, bolte hain 'company policy'.
Sahi keh rahe ho bhai! Maine bhi ek property dekhi thi Badshahpur ke paas. Base price was attractive, but ye 'extra' charges naam ke hi hain, they are basically part of the main price. Builders ka naya tareeka hai to show low initial cost. Koi faida nahi argue karne ka.
