For investors like me, one thing I've learned is to really question the value of those super fancy clubhouses. Builders always push them, saying premium rents milenge. But I've found many become ghost facilities, just adding to maintenance costs for minimal use. Before committing, try visiting the project on a weekday afternoon and a weekend morning. Check if people are actually using the gym, pool, or common areas. Is it really buzzing or just empty? This helps evaluate if the premium for these amenities is justified, yaar. Does anyone else do this? For ROI, it's a critical check.
