What's the real story with capital appreciation for HUDA Sarswati Vihar in Sohna, now that it's completed? I work in real estate, but buying for myself is different; I'm cutting through marketing noise. I know what builders don't tell you about 'guaranteed' returns. I'm looking at it purely from an investment POV. What rental yield are people actually seeing on a 2BHK or 3BHK? Is the resale market liquid enough for a quick exit in, say, 5 years? Or does it tend to sit? I'm worried about investor-to-end-user ratios affecting future demand and ghost society risks. Any off-the-record insights on who's buying these units now? OP, thanks for bringing this up. I did some digging. HUDA Sarswati Vihar has RERA number 660/2017/307, but the possession was way back in 2008-04-08. That's almost 16 years old! Why are you even considering such an old completed project for investment? Market dynamics have changed so much. What rental yields are people actually seeing on a 2BHK or 3BHK there? I heard it's very low, like 2% max.
You're right about the rental yield. My sister owns a 2BHK there, she's getting barely ₹15k-₹18

HUDA Sarswati Vihar is completed, yes, but 2008 ka possession date sunke thoda doubt hota hai, market conditions abhi kitni change ho gayi hain. Hold on, guys! Sohna is developing rapidly. Compare the prices, ₹1.6 Cr – ₹2.1 Cr for a 2BHK/3BHK is still way better than anything in main Gurgaon. Plus, the connectivity is improving with the bypass and all. Maybe it's a long-term play, not a quick exit?
Totally agree with you. My friend bought a 2BHK in Sohna a couple of years back near Badshahpur, and he's been struggling to find a tenant, let alone a buyer. Liquidity is a real issue.
