Sohna construction quality is mostly hype, change my mind
Eon7 Designer Floors mein construction quality ka kya scene hai? Brochure mein sab A-class lagta hai, par after a year, kya cracks, seepage issues aate hain? I work in real estate, but for myself, it's different. Jo amenities promise karte hain, woh actually milte hain ya bas show-off? Resale value aur maintenance pe impact aata hai. Sohna projects mein kisi ne yeh experience kiya hai?

Builders brochure mein sab kuch best dikha dete hain, but aam aadmi ka saari zindagi ki savings hoti hai. 200 units, ₹3.3 Cr se ₹4.0 Cr... yeh toh luxury segment ho gaya Sohna ke liye. Gurugram ke current market conditions mein, especially post-pandemic, luxury segment mein buyers thode cautious hain. Resale mein competition bahut hoga agar quality aur maintenance issues aaye toh. Sohna mein Badshahpur ke paas bhi kaafi projects hain jo similar range mein hain, unka track record dekhna chahiye before jumping into Eon7.
The resale value aspect is huge for me. If I invest ₹3.5 Cr today, what's the expected appreciation in 5-7 years? Sohna is developing, no doubt, but is it sustaining the high property values? I've seen some projects in Basai where the initial hype died down, and now resale is a struggle. Eon7 ke 200 units hain, that's a decent size. Kya market mein itni demand hai ki itne high-end floors ki resale smooth ho?

New tech sounds good on paper, but after-sales service aur structural integrity ka kya? Builders mostly marketing ke liye bolte hain 'new tech', par jab leakage issue hota hai, toh koi sunta nahi. Eon7 ka bhi 2027-07-01 hai, lekin 200 units hain, toh completion speed kaisi hai, yeh dekhna padega. Kahi delays ki wajah se maintenance cost aur EMI ka double burden na pad jaye.
