Sohna first-time buyer: Plot vs. Floor, confused!
Honestly, I'm completely fed up of renting. My landlord raised rent again, so I'm finally taking the plunge and looking to buy in Sohna. The EMI vs rent math is finally making sense. I'm torn between a Ramprastha Plot and an Ashley Estate Floors 3 unit. Both are completed, which is great, no UC risk. For Ramprastha Plot, it's a plot, so the total cost of ownership including construction will be way higher than just the land price. Ashley Estate Floors 3 is ₹4.70 Cr, which seems fixed. What's the real total cost difference after stamp duty and interiors for a plot vs. a finished floor? For long-term appreciation (5 years), which makes more sense? Are Ashley Estate's floor layouts actually practical, or just fancy on paper? Which would you pick if you were in my shoes?

Bhai, plot sounds great in theory, but construction is a nightmare for a first-time buyer. Ramprastha plots are old, true, but getting a good contractor for your build, managing labor, materials, permissions - it's a full-time job. The cost estimate for construction always shoots up. My friend bought a plot near Baliawas and his budget went 30% over just for the grey structure. Ashley Estate's fixed price, even if high, gives peace of mind from that hassle.
