Sohna flat buyers: What was your final cost vs quoted price?
The 'all-in' cost for a flat in Sohna is a complete mystery until you dig deep. I just moved into my 3BHK at Sector 65 from EON7 Developers a few months back, and the final payout was way higher than what was initially quoted. Builders sirf base price bolte hain, but then PLC, parking, stamp duty, registration, and even club membership charges add up to a significant chunk. My ₹1.8 Cr flat ka final bill ₹2.1 Cr tak chala gaya. Also, the super area vs carpet area ka difference is crazy. They show a big super area, but actual usable space is so much less, which feels like a bit of a trap. Did anyone else face such a big jump in their final cost? The biggest shock was the maintenance advance for like 2 years and a separate 'IFMS' (Interest Free Maintenance Security) charge that was never mentioned. Plus, the electricity meter installation and water connection fees were also extra. It felt like a constant drip of charges.
