Just got possession for my 2BHK near IFFCO Chowk, paid around ₹1.8 Cr including sab kuch. Now eyeing another investment in Sohna, maybe a 3BHK. Builders like Signature Global and M3M have good projects but floor-rise premium aur PLC ka game samajh nahi aa raha. For a 3BHK in Sector 65, is paying extra for higher floor actually worth it for ROI? Ya secondary market mein negotiate karna better hai? Kisi ko RK Traders ka experience hai?

RK Traders ka commission toh market standard hai 1% buyer se, 1% seller se. Lekin unke paas kuch exclusive inventory hoti hai jo builders ke paas bhi nahi hoti, especially in projects near Baliawas. Maine unke through ek plot deal ki thi, thoda negotiate kiya toh 0.75% par maan gaye the. For 3BHK, they might have good options, but always verify directly with builder too
Sohna mein invest karna abhi thoda risky lag raha hai. Market already saturated hai, aur prices itne badh gaye hain. IFFCO Chowk se compare karna hi galat hai. Higher floor ka premium toh bas builder ka marketing gimmick hai, real value hardly add karta hai unless it's a very premium project with specific views.
Yaar, same pinch! Mera bhi IFFCO Chowk mein hai, but ab Sohna ka market dekh ke lag raha hai wahan ROI better ho sakta hai. But ye higher floor ka funda mujhe bhi samajh nahi aata. Builder ne bola view achha hai, but uska premium deke future mein kya value milegi? Is it just for aesthetics or actual resale value badhati hai? Kisi ne experience kiya hai ki higher floor se resale mein kitna fark aata hai?
Sahi kaha bhai, higher floor ka hype zyada hai. Ground floor ya top floor ka phir bhi logic samajh aata hai, baki beech ke floors ka kya fayda!
Dekho, higher floor ka ROI tabhi milta hai jab project ka location super premium ho aur view genuinely unobstructed ho. Agar samne koi aur building ban gayi, toh khatam. Maine Airport Road side ek project dekha tha, 10th floor ka premium 15 lakh tha. Resale mein 5 lakh bhi extra nahi mil raha tha. Mostly, it's just for personal preference, not investment.
