Sohna investors, construction quality ka kya scene hai?
Honestly, I'm fed up of renting, landlord ne fir se rent badha diya hai. Finally taking the plunge, Sohna mein property dekh raha hoon. Vatika Sovereign Park jaisi projects mein, site visit pe construction quality check karna bahut zaroori hai. Sirf showroom finish mat dekho, actual walls, fittings, plumbing bhi dekho. Log bolte hain amenities se premium milta hai, but agar cracks ya seepage nikla toh resale value gir jaati hai. Aur maintenance charges ka kya scene hai? Promised amenities milte hain ya sirf brochure mein achhe lagte hain? Koi experience share karega Sohna projects mein? Kya dekhna chahiye long term investment ke liye?

Long term investment ke liye Sohna is good, no doubt. Gurugram ka extension hai. But market conditions are a bit volatile right now. Prices have gone up, but the rental yield isn't always matching the property value. Plus, if the construction quality is poor, resale value definitely takes a hit. My advice: check developer's past projects in areas like Basai or Baharampur Naya. Talk to existing residents there.
Maintenance charges ka bhi bahut bada issue hai. Brochure mein pool, gym, club house sab dikhate hain, but once you move in, half of it is not functional or poorly maintained. Then they hike the charges every year. Meri society mein lift 3 baar kharab ho chuki hai last month hi, aur charges badha diye hain. Sohna mein builders ka record kaisa hai maintenance ke case mein?

Aur possession date 2027-07-01 hai, lekin project toh COMPLETED dikha raha hai RERA pe. Ismein kuch gadbad nahi lag rahi? RERA number 285 OF 2017 DATED 10.10.2017 hai. Completed project ka possession itna late kyun?
It means the RERA completion certificate might be for the structure, but internal finishing, amenities, and legal formalities are still pending. Happened with my friend in another project. They got OC but possession took another year. Total units 311 hain, so it's a big project, delays can happen. But 2027 is a long time.
