Sohna investors, how do you manage steep all-in hidden costs?
Token advance deadline is this Friday and I'm honestly freezing up. Started hunting for an investment 2BHK around Southern Peripheral Road last month, hoping for decent capital appreciation. I checked out a project near Sector 89-90 by Signature Global, quoted at ₹1.1Cr base price. Sounded reasonable at first. But when the sales guy shared the final cost sheet, it jumped to almost ₹1.35Cr with PLC, parking, and pre-possession charges. Actually wait, they also pushed a construction-linked plan that adds extra interest costs. My parents keep saying negotiate harder, but the sales team claims prices are fixed. Does price negotiation actually work here, or are these all-in add-ons just unavoidable? Ab samajh nahi aa raha if it makes investment sense...

Sector 89-90 is decent location-wise, but 1.35Cr for a 2BHK feels super stretched for pure investment. Was checking a small plot near Baharampur Naya earlier and realized commercial infra is still taking time to pick up on this belt. Did you actually compare the expected rental yield, or are you purely banking on appreciation?
Arey OP, final decision kya liya phir? Did you transfer the token advance today or backed out completely?
Rental yield Gurgaon residential me 2.5 to 3% se upar waise bhi nahi milta bhai. Pure capital appreciation play hai, par agar entry price hi itni inflated hai toh aage buyer kahan se milega?
Mere paas bhi barely 25 lakhs ki savings thi aur socha tha 1Cr ka flat le lu. Par stamp duty, registry, aur interiors milake calculation ki toh samajh aaya ki budget se 30 lakh upar ja raha hai sab kuch. Honestly, the all-in math is terrifying for first-time buyers.
CLP plan is the real trap here yaar! With bank pre-EMI interest compounding alongside construction delays, your actual landing cost will easily cross ₹1.45Cr by possession. If you are already stretched at ₹1.35Cr, one single delay from their side will ruin your monthly cash flows. Mera cousin 2 saal se rent aur EMI dono bhar raha hai, halat kharab hai uski.
Honestly, I am getting cold feet just reading this because my father warned me about the same issue last week. Can someone please tell me if these builders actually budge on PLC charges if you threaten to walk out before Friday?
Wahi toh problem hai, Friday deadline bolke artificial pressure banate hain. Maine Airport Road Gurgaon side dekha tha, wahan bhi yehi bol rahe the ki prices will hike by Monday. Tension me aake galat decision mat lena bhai.
Bro, direct price pe zero negotiation hoga because demand bohot zyada hai. But you can definitely push them to waive floor rise or reduce car parking cost. Mera ek colleague managed to get parking waived in New Gurgaon just by sitting till 10 PM on closing day.
Bhai 1.1Cr se seedha 1.35Cr? Ye toh standard shock therapy hai builders ki! Did they sneak in mandatory club membership and electrification charges also, ya wo abhi bacha ke rakha hai?
Maine toh booking amount wapas maang li thi ek baar. Current Gurgaon market is crazy hot right now, toh sales reps super arrogant ho gaye hain, take it or leave it attitude rehta hai unka.
Yes, electrification and water meter connection charges are almost always tucked right at the end in small print. Mere saath bhi exactly yehi hua tha when I checked a site near Badshahpur last month. Base price sunke khush ho jao, phir excel sheet aate hi heart attack aa jata hai.
