Just got possession of my 3BHK in Nirvana Country last month. Honestly, I thought I negotiated a good deal on the base price with Next Generation Projects Pvt Ltd. But yaar, the hidden charges for OC, maintenance, and those 'club membership' fees hit hard. My 1.8 Cr flat effectively crossed 2 Cr after all the extras. Matlab, what's the point of negotiating when they recover it all later? Everyone talks about base price discounts, but nobody mentions these post-possession shocks. Is this common practice in Sohna? Change my mind.

Bhai, this is the harsh reality of buying in Gurugram, especially in developing areas like Sohna. People only talk about per sq ft rate, but nobody prepares you for the 'other charges'. I almost bought a flat near Badshahpur and the builder quoted 1.5 Cr, but after adding everything from EDC/IDC
Totally relate! Mera bhi same hua Tha Sector 70 mein. Base price kam dikhate hain, par hidden costs se bill phool jaata hai.
