Sohna investors: What's your real negotiation experience?
Honestly, I just moved into my 3BHK in Supertech Sector 82A last month, and I'm still figuring out the final costs. My initial budget was around ₹1.6 Cr, but the all-in cost with stamp duty and those 'surprise' charges at possession time was way higher. Nobody tells you about the random club membership fees or the year-long maintenance advance until the very end. I tried negotiating hard, but the builder wasn't budging much on the base price. Is it just me, or does actual price negotiation not really work in Sohna? I managed to shave off maybe 1-2% max. For investors, what's a realistic percentage you've managed to knock off the quoted price here? Is going for a resale flat a smarter move for better negotiation leverage? What do you guys think?
